Our Firm specializes in mortgage foreclosures. We represent a number of financial institutions in foreclosure matters throughout Ohio.
Our Process
Foreclosures placed with our office are immediately entered into our computer database. There-after, a demand letter is sent to the mortgagor(s) that complies with the FDCPA. A Preliminary Judicial Report is then ordered from our in-house Title Company. Once the report is received, a complaint is filed and we proceed with perfecting service. Once service is perfected, we then file a dispositive motion, obtain judgment and schedule the Sheriff Sale. We attend the sale on behalf of our client and file the confirmation as quickly as possible. Once confirmed, we obtain the Sheriff's Deeds or sales proceeds. If our client was the successful bidder, we assist with the eviction, and, if necessary, represent our client during the REO closing.
We also file Answers and Cross claims, defend Counterclaims and assert Title Claims on our client's behalf.
Our Fees
We charge flat fees for Answers, Deeds in Lieu and Real Estate Closings. If a counterclaim must be defended, a title problem arises, or some other un-foreseen problem which is not contemplated under our flat fee agreement, we will then charge you on an hourly basis.
